U.S. homebuyers and refinancers staged an aggressive comeback last week, taking swift advantage of slightly lower interest rates just as Wall Street braces for the Federal Reserve's <a href="https://www.benzinga.com/economics/macro-economic-events/25/05/45224205/will-powell-defy-trump-again-heres-what-the-fed-chair-might-say-on-wednesday">policy decision on Wednesday.</a>
The Mortgage Bankers Association (MBA) reported that total mortgage applications rose 11% for the week ending May 2, snapping back from the 4.2% decline seen the week before. 
The jump, which ranks among the top four weekly gains in 2025 so far, signals a notable resurgence in housing market activity amid mixed economic signals.
<h3 class="wp-block-heading">Rates Drop, Applications Spike</h3>
The average 30-year fixed mortgage rate for conforming loan balances—$806,500 or less—eased to 6.84%, down from 6.89% a week earlier. That small dip triggered a wave of new demand, both from buyers and homeowners looking to refinance.
Purchase applications increased by 11%, while refinance activity rose by the same margin. Year-over-year, refinancing volumes are now 51% higher, a dramatic swing after months of tepid activity.
&#8220;With rates moving lower, refinance volume increased 11 percent, led by VA refinance applications, which were up 26 percent,&#8221; said Mike Fratantoni, MBA's chief economist. He noted that conventional purchase applications, typically favored by move-up buyers with higher loan sizes, rose 13% and are now up 9% from a year ago.
Government-backed loans, such as those insured by the Federal Housing Administration (FHA), also saw rising demand. FHA purchase applications jumped 9%, contributing to an overall 6% increase in government loan demand.
<h3 class="wp-block-heading">Economic Clouds, All Eyes On The Fed</h3>
The mortgage data arrives just days after a slew of mixed economic indicators. 
While April's jobs report showed solid employment gains, other metrics disappointed. First-quarter GDP growth came in negative and manufacturing activity continued to show signs of contraction, according to the latest business surveys.
&#8220;The economic news last week included a negative reading for first-quarter GDP growth and further signs of contraction in the manufacturing sector, mixed with a solid employment report for April,&#8221; said Fratantoni.
Investors overwhelmingly expect the Fed to hold rates steady in the 4.25%-4.5% range during its upcoming policy meeting.
Chair Jerome Powell's press conference, scheduled for 2:30 p.m. ET on Wednesday, will be closely watched for hints on when rate cuts might begin. 
Speculators currently assign just a 30% chance of a 25-basis-point rate cut by June, but odds jump to 75% for a potential easing by July, reflecting growing confidence in a summer pivot.
<h3 class="wp-block-heading">Market Reactions</h3>
Real estate equities have started to price in optimism. The Real Estate Select Sector SPDR Fund (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/XLRE#NYSE">XLRE</a>) climbed 0.8% in premarket trading Wednesday.
Digital Realty Trust Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/DLR#NYSE">DLR</a>), Simon Property Group Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/SPG#NYSE">SPG</a>) and Public Storage (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/PSA#NYSE">PSA</a>) each gained 1.6%, leading the charge among the broader sector.
The iShares Mortgage Real Estate ETF (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/REZ#NYSE">REZ</a>) jumped 2.3% after hours Tuesday. Pre-market Wednesday saw BRT Apartments Corp. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/BRT#NYSE">BRT</a>) up 6.4%, Healthcare Realty Trust Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/HR#NYSE">HR</a>) rising 2.6% and Equity LifeStyle Properties Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/ELS#NYSE">ELS</a>) adding 2.2%.

Investors are turning to dividend stocks to guard their portfolios against market volatility amid trade wars and recession risks. Data from <a href="https://www.spglobal.com/spdji/en/documents/research/research-sp500-dividend-aristocrats.pdf">S&amp;P Global </a>shows that from Dec. 29, 1989, through the end of February, the S&amp;P 500 Dividend Aristocrats outperformed the S&amp;P 500 in 66.67% of the months when the broader index posted a loss.
A few days ago, a dividend investor <a href="https://www.reddit.com/r/dividends/comments/1jxqcdg/finally_reached_1m_4km_income_update_on_the_story/">shared</a> his income report and investing journey on r/Dividends, a Reddit community with over 700,000 followers. The portfolio screenshots shared by the investor on the social platform showed his monthly dividend income was roughly $3,960. The investor, around 40, said he started investing at the age of 20.

&nbsp;"At the time I never took it seriously and just putting in like 20-50$ a month," he said. "I ‘seriously' started at around 23-24 when I was putting in approx, 300$ on average (that was a huge for me back then), and now averaging at around 2-2.5k per month."
The investor said while it's difficult to see his portfolio suffering declines amid the current market environment, he's playing the "long game" and believes stocks will eventually go in a positive territory.&nbsp;
The investor said he's never been a "big spender" and has expenses of about €700 a month. He lives in Europe where cost of living is not "that high," he wrote.
"Other than that we have two old cars (20 and 15 years) &#8211; included in above expenses. We don't wear fancy clothes or spend money on impressing others (this can cost you a fortune)," he added.&nbsp;

40-Year-Old Making $4K a Month in Dividends Reveals His Top 8 Stocks — 'We Don't Wear Fancy Clothes or Spend Money on Impressing Others'

Wall Street pushed higher in midday trading, with the S&amp;P 500 on track for its eighth consecutive gain — its longest winning streak since November 2023. The index rose about 1% to 5,560, fully recovering the losses sustained after former President Donald Trump announced <a href="https://www.benzinga.com/topic/tariffs">trade tariffs on April 2.</a>
Technology stocks led the rally, with the Nasdaq 100 climbing 1.5%. Strong and resilient corporate earnings continue to fuel investor appetite for risk, helping markets shrug off recent tariff concerns.
President Trump reassured investors, stating that progress on trade negotiations is going "very well" and that the timeline for the tax bill remains on schedule.
On the economic front, data continued to paint a weaker picture. After Wednesday's disappointing first-quarter GDP report, the ISM manufacturing PMI showed factory activity contracted for the second straight month in April. Meanwhile, price pressures surged at the fastest pace since June 2022, reflecting <a href="https://www.benzinga.com/economics/macro-economic-events/25/05/45139383/us-manufacturing-activity-contracts-in-april-as-tariffs-push-input-prices-toward-3-year-highs">inflationary effects from tariffs.</a>
Microsoft Corp. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/MSFT#NYSE">MSFT</a>) was a standout gainer, soaring 8.60% after delivering a blowout quarter that beat expectations across the board, reinforcing its leadership in cloud and AI. The stock reached its highest level since late January.
Meta Platforms Inc. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/META#NASDAQ">META</a>) also topped estimates, with shares climbing more than 4%.
Sector-wise, technology outperformed, while health care lagged. Eli Lilly And Co. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/LLY#NYSE">LLY</a>) plunged over 9% after the pharmaceutical giant cut its 2025 guidance.
Crude oil erased early losses, rebounding to $58 per barrel after briefly dipping below $57. Gold slipped 2.2% to a two-week low.
The U.S. dollar strengthened to its highest level in over two weeks, bolstered by manufacturing surveys showing rising input costs tied to tariffs.
Treasury yields climbed for a second straight session, with the 10-year yield rising to 4.21%.
Bitcoin (CRYPTO: <a class="ticker" href="https://www.benzinga.com/quote/btc/usd">BTC</a>) surged past the $97,000 mark, hitting its highest level in over two months.

Public Storage (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/PSA#NYSE">PSA</a>) reported quarterly earnings of $4.12 per share which beat the analyst consensus estimate of $4.06 by 1.48 percent. This is a 2.23 percent increase over earnings of $4.03 per share from the same period last year. The company reported quarterly sales of $1.10 billion which missed the analyst consensus estimate of $1.17 billion by 5.72 percent. This is a 1.56 percent increase over sales of $1.09 billion the same period last year.

Wall Street traded lower on the final session of the month, heading for its third consecutive monthly loss as economic data began reflecting the <a href="https://www.benzinga.com/topic/donald-trump">impact of Trump tariffs.</a>
U.S. GDP shrank by 0.3% in the last quarter, marking the first economic contraction since 2022 and missing forecasts for a 0.4% expansion. The decline was driven by a surge in imports and reduced government spending.
Labor market data also disappointed. The ADP National Employment Report showed private employers added just 62,000 jobs in April—the weakest gain in nine months and well below the expected 108,000.
By midday in New York, the S&amp;P 500 was down 1% to 5,500, on pace to end a six-day winning streak. Tech stocks in the Nasdaq 100 lagged ahead of earnings from industry titans Microsoft Corp. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/MSFT#NYSE">MSFT</a>) and Meta Platforms Inc.
Nine of the S&amp;P 500's eleven sectors were in the red, with only consumer staples and health care posting modest gains. Energy and consumer discretionary led the losses, falling 3.3% and 2.7%, respectively.
Commodities were broadly lower. Oil tumbled 3.7% to $58 a barrel, approaching its lowest close since March 2021. Copper—often seen as a gauge of global growth—plunged 5.2% to $4.60 per pound. Natural gas declined 2.5% to $3.17 per million British thermal units.
Bond markets were steady, with the 10-year Treasury yield hovering at 4.17%. Gold dipped 0.3% to $3,330 per ounce, while the U.S. dollar index (DXY) strengthened by the same margin.
Bitcoin (CRYPTO: <a class="ticker" href="https://www.benzinga.com/quote/btc/usd">BTC</a>) showed resilience, holding steady at around $93,000 despite broader market weakness.
