Shares of housing-related stocks are trading higher following a decline in MBA 30-year mortgage rates data, along with an increase in MBA Mortgage Applications data and Mortgage Refinance Index data. This may indicate that more buyers may enter the housing market.

Homebuilder stocks have underperformed the broader market in 2025, with the S&amp;P Composite <a href="https://www.benzinga.com/etfs/sector-etfs/25/06/46004883/homebuilder-etfs-climb-thin-foundation-permits-sentiment-slide">1500 Homebuilding Index</a> (S15HOME) down roughly 8% year-to-date, compared to a 4% gain in the S&amp;P 500, according to Bank of America Securities.
The weakness comes as builder confidence for newly built single-family homes remains historically low. Earlier in June, the NAHB/Wells Fargo Housing Market Index <a href="https://www.nahb.org/news-and-economics/press-releases/2025/06/builder-sentiment-at-third-lowest-reading-since-2012">showed </a>a reading of 32—its third-lowest level since 2012. Only December 2022 (31) and April 2020 (30) posted worse readings.

According to an NAHB analysis released on Wednesday, elevated interest rates and economic uncertainty sent more home buyers to the sidelines in May as housing affordability conditions remain challenging.
Sales of <a target="_blank" href="https://www.nahb.org/news-and-economics/press-releases/2025/06/elevated-rates-challenging-affordability-conditions-put-a-damper-on-new-home-sales" rel="noreferrer noopener">newly</a> built single-family homes declined 13.7% in May, falling back to a seasonally adjusted annual rate of 623,000.
According to newly released data from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau, the pace was the slowest since October of last year, with mortgage rates averaging 6.83% in May.
Sales were particularly slow in the South, with the pace of sales down 21% in May.
BofA adds that the demand for new homes is still muted, and existing home listings are rising, but they are seeing a&#8221;frozen&#8221; resale market.
In its investor note on Friday, BofA added that in 2025, the prices of new homes have fallen. On average, new homes cost 0.3% less than existing (resale) homes. This is a big shift from the past when new homes were usually 15–20% more expensive than existing ones.
Housing inventory has gone up. The number of new homes for sale is at its highest point in over a decade. Existing home listings are up 20% compared to last year, though still not back to pre-pandemic (2019) levels. Vacancy rates have also risen after being very low for a while.
BofA also writes that homebuilders continue to use incentives (rate buydowns) and build smaller homes to address some of the affordability challenges.
NAHB <a target="_blank" href="https://www.nahb.org/news-and-economics/press-releases/2025/06/sharp-drop-in-multifamily-production-brings-overall-housing-starts-down" rel="noreferrer noopener">said</a> a sharp decline in multifamily production pushed overall housing starts down in May, while single-family output was flat due to economic and tariff uncertainty and elevated interest rates.
"Our latest builder survey shows that development and market conditions remain a major concern for builders, with consumer confidence lower and elevated interest rates for buyers and builders," said Buddy Hughes, chairman of NAHB.
Most recently, homebuilder KB Home (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/KBH#NYSE">KBH</a>) reported second-quarter revenue of $1.52 billion, beating analyst&nbsp;<a target="_blank" href="https://www.benzinga.com/calendars/earnings" rel="noreferrer noopener">estimates</a> of $1.51 billion. The company&nbsp;reported second-quarter earnings of $1.50 per share, beating analyst estimates of $1.47 per share.
KB Home delivered 3,120 homes in the quarter, down 11% on a year-over-year basis. The average selling price "increased slightly" to&nbsp;$488,700, while net orders decreased 13% year-over-year to 3,460. Ending backlog value was down 27% to $2.29 billion and inventories <a target="_blank" href="https://www.benzinga.com/markets/earnings/25/06/46063325/kb-home-q2-earnings-revenue-eps-beat-estimates-homebuilder-lowers-2025-housing-revenue-outlook-as-market-conditions-soften" rel="noreferrer noopener">increased 7% to $5.91 billion</a>.

Although KB Home reported in-line earnings for its fiscal second quarter, it lowered its full-year revenue and margin guidance, Jadrosich said in a note. The company had net orders of 3,500, missing expectations and representing a 13% year-on-year decline, he added.
"KBH continued to lower base home prices in underperforming communities," the analyst wrote. Management reduced their revenue guidance from $6.6 billion-$7 billion to $6.3 billion-$6.5 billion and their margin guidance from 19.2%-20% to 19%-19.4% "due to lower deliveries and regional mix," he further stated.

JPMorgan On KB Home
<a href="https://www.benzinga.com/analyst-stock-ratings/analyst/58f9fdc60bd991000159a4c3/michael-rehaut">Analyst Michael Rehaut</a> reiterated a Neutral rating on the stock.
Although KB Home reported in-line earnings, its gross margin contracted by 60 basis points (bps) sequentially and by 150 bps year-on-year to 19.7%, Rehaut said. The company's absorption rate, which indicates the pace of sales, declined to 17%, worse than expectations of a decline of 14%.
Management lowered their full-year guidance "across most metrics," the analyst wrote. The company's lowered gross margin outlook reflects a year-on-year contraction between 170 and 210 bps, he further stated.

KB Home reported second-quarter revenue of $1.52 billion, beating analyst estimates of $1.51 billion. The company reported second-quarter earnings of $1.50 per share, beating analyst estimates of $1.47 per share, according to Benzinga Pro.
"Our second quarter financial performance was solid, with results meeting or exceeding our guidance ranges, as we continue to navigate the current environment. US Stocks Likely To Open Higher After Trump Announces Iran-Israel Ceasefire: FedEx, TD Synnex In Focus Ahead Of Earnings

With U.S. stock futures trading higher this morning on Tuesday, some of the stocks that may grab investor focus today are as follows:

TD SYNNEX shares gained 0.9% to $128.70 in after-hours trading.</li>
<li>Analysts are expecting Carnival Corp. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/CCL#NYSE">CCL</a>) to post earnings at 24 cents per share on revenue of $6.21 billion for the latest quarter. TD Synnex, KB Home And 3 Stocks To Watch Heading Into Tuesday

KB Home (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/KBH#NYSE">KBH</a>) reported financial results for the second quarter after the market close on Monday. Here&#8217;s a rundown of the <a href="https://www.benzinga.com/pressreleases/25/06/b46062264/kb-home-reports-2025-second-quarter-results">U.S. homebuilder&#8217;s report</a>.
Q2 Earnings: KB Home reported second-quarter revenue of $1.52 billion, beating analyst&nbsp;<a href="https://www.benzinga.com/calendars/earnings" target="_blank" rel="noreferrer noopener">estimates</a>&nbsp;of $1.51 billion. The company&nbsp;reported second-quarter earnings of $1.50 per share, beating analyst estimates of $1.47 per share, according to <a href="http://pro.benzinga.com/" target="_blank" rel="noreferrer noopener">Benzinga Pro</a>.
KB Home delivered 3,120 homes in the quarter, down 11% on a year-over-year basis. The average selling price &#8220;increased slightly&#8221; to&nbsp;$488,700, while net orders decreased 13% year-over-year to 3,460. Ending backlog value was down 27% to $2.29 billion and inventories increased 7% to $5.91 billion.
KB Home said it repurchased $200 million of its common stock during the quarter. The company had $450 million remaining under its buyback program as of May. 31. KB Home ended the period with $308.9 million in cash and cash equivalents.
&#8220;Our&nbsp;second quarter&nbsp;financial performance was solid, with results meeting or exceeding our&nbsp;guidance&nbsp;ranges, as we continue to navigate the current environment. Our team is producing improvements in two key areas, lowering our build times and reducing direct construction costs, helping to strengthen our business,&#8221; said&nbsp;Jeffrey Mezger, chairman and CEO of KB Home.
Outlook:&nbsp;KB Home expects full-year 2025 housing revenue to be in the range of $6.3 billion to $6.5 billion, down from prior guidance of $6.6 billion to $7 billion. The company anticipates 2025 average selling prices of $480,000 to $490,000.
&#8220;Though market conditions have softened, we remain consistent in our focus on optimizing our assets to offer the most compelling value to our buyers, maintaining pricing transparency and enhancing margins and returns,&#8221; Mezger said.
KB Home said it will provide guidance for the third quarter on its earnings call, scheduled to start at 5 p.m. ET.

KB Home (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/KBH#NYSE">KBH</a>) reported quarterly earnings of $1.50 per share which beat the analyst consensus estimate of $1.47 by 2.39 percent. This is a 30.23 percent decrease over earnings of $2.15 per share from the same period last year. The company reported quarterly sales of $1.52 billion which beat the analyst consensus estimate of $1.51 billion by 1.24 percent. This is a 10.84 percent decrease over sales of $1.71 billion the same period last year.

With the recent buzz around the Los Angeles-based firm, some investors may be eyeing potential gains from the company's dividends. Currently, KB Home offers an annual dividend yield of 1.93%. That&#8217;s a quarterly dividend amount of 25 cents per share ($1.00 a year).
To figure out how to earn $500 monthly from KB Home, we start with the yearly target of $6,000 ($500 x 12 months).
Next, we take this amount and divide it by KB Home's $1.00 dividend: $6,000 / $1.00 = 6,000 shares.
So, an investor would need to own approximately $310,500 worth of KB Home, or 6,000 shares to generate a monthly dividend income of $500.
Assuming a more conservative goal of $100 monthly ($1,200 annually), we do the same calculation: $1,200 / $1.00 = 1,200 shares, or $62,100 to generate a monthly dividend income of $100.

Conversely, if the stock price decreases to $40, the dividend yield would increase to 5% ($2/$40).
Further, the dividend payment itself can also change over time, which can also impact the dividend yield. If a company increases its dividend payment, the dividend yield will increase even if the stock price remains the same. Similarly, if a company decreases its dividend payment, the dividend yield will decrease.

How To Earn $500 A Month From KB Home Stock Ahead Of Q2 Earnings

U.S. stock futures dipped into the red after a brief rise Monday morning, as tensions continue to flare in the Middle East, following <a href="https://www.benzinga.com/news/politics/25/06/46042703/iran-calls-us-bombing-of-nuclear-sites-very-very-dangerous-for-everybody">American airstrikes</a> on Iranian nuclear facilities over the weekend.
Investors are on the edge, with potential for further escalation in the crisis, following Iran&#8217;s parliament voting on Sunday to <a href="https://www.benzinga.com/news/politics/25/06/46044009/us-iran-tensions-escalate-as-iran-threatens-hormuz-closure-potentially-rattling-global-oil-markets">authorize the closure</a> of the Strait of Hormuz. 
The 10-year Treasury bond yielded 4.397%, and the two-year bond was at 3.927%. The CME Group&#8217;s FedWatch&nbsp;<a href="https://www.cmegroup.com/markets/interest-rates/cme-fedwatch-tool.html" target="_blank" rel="noreferrer noopener">tool</a>‘s projections show markets pricing an 85.5% likelihood of the Federal Reserve keeping the current interest rates unchanged in its next FOMC meeting in late July.

Cues From Last Session:
The S&amp;P 500 ended down 0.22% on Friday, with a mixed sector-wise performance. Tech, healthcare, materials, and communications led the decline, while energy, consumer staples, and utilities rose higher, with energy leading the way, up 1.02% during the day.
The Dow Jones Industrial Average was flat during the day, up just 0.08% or 35 points, ending the week at 42,206.82 points, following a volatile session.
Drywall and insulation contractor, GMS Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/GMS#NYSE">GMS</a>), rallied 23.77% during the day, after becoming an acquisition target of building products company, QXO Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/QXO#NYSE">QXO</a>), which was followed by a string of hikes in the stock&#8217;s price targets, with the high end now at $105, representing a 5% upside from current levels.
The Philadelphia Fed manufacturing survey posted a 4% decline, compared to an analyst consensus of a 2% decline, while the U.S. Leading Economic Indicators release reported a 0.1% decline, in line with forecasts.
The Dow Jones index ended 35.16 points or 0.083% up at 42,206.82, whereas the S&amp;P 500 index fell 0.22% to 5,967.84. Nasdaq Composite declined 0.51% to 19,447.41, and the small-cap gauge, Russell 2000, tumbled 0.17% to end the week at 2,109.27.

As tensions continued to flare between Israel, the U.S., and Iran, leading analysts remain optimistic regarding the market at the start of the new week.
Leading tech analyst, Dan Ives, shared on Sunday, in a post on X, that <a href="https://www.benzinga.com/news/politics/25/06/46045276/dan-ives-says-iran-threat-is-in-rear-view-mirror-calls-it-positive-for-the-middle-east-and-the-tech-sector">the Iran threat</a> was now in the &#8220;rear-view&#8221; for the markets. He added that the events that took place over the weekend will be seen as &#8220;a positive&#8221; for growth and stability in the Middle East.

Meanwhile, Iran has vowed to respond to the strikes, declaring it "reserves all options" in the face of U.S. aggression.
Chartered Market Technician, Ryan Detrick, however, cautioned of a pullback in the markets, often seen in late-June or early-July in a post-election year.
