We have discussed why I favor real estate and Real Estate Investment Trusts. Since 1972, REITs have outperformed the major indexes. According to CEM Benchmarking, publicly traded real estate has outperformed every asset class except private equity since 1998. REITs have an excellent track record of paying and growing dividends.
Most people would rather chase stories than be the landlord and lender. I know far more wealthy lenders and landlords than I do rich dreamers.
Right now, most investors either hate real estate or simply do not think about it. The instant experts of the internet are convinced that real estate is heading to zero and will crash the banking system. They believe only bitcoin and AI stocks are worth buying. That is not going to happen.
Make your own call on bitcoin and AI. But consider this: who needs real estate?
Bitcoin and AI companies and their employees do. They need office space. They live somewhere. They shop at stores, pharmacies, and frequent gas stations and convenience stores. They visit doctors and labs. They travel to conferences usually held in hotels.
Those that actually manufacture products will eventually need warehouse and logistics space. Bitcoin miners need physical locations to house all those computers.
The majority of high-tech startups are going nowhere, but the people involved will still interact with real estate and make landlords wealthy regardless of how their ventures turn out.
I am not the only one who likes real estate at current prices.
&nbsp;I am seeing insiders who run these REITs (people who know the market better than anyone) begin making open market purchases of their own stocks.
John Rakolta Jr. is Chairman of Walbridge, one of the largest privately owned construction companies in the United States. Walbridge is a top U.S. builder of automotive and manufacturing facilities and has achieved considerable market diversity through expansion into the hyperscale data center market. He is also a Director of Agree Realty and has been aggressively buying shares in the open market recently.
While the instant experts of the internet scream &#8220;retail apocalypse&#8221; and predict the death of brick-and-mortar stores, Agree Realty (Ticker: ADC) has not only survived but thrived by completely rewriting the playbook. Agree Realty represents everything I look for in a long-term holding: contrarian thinking, exceptional management, fortress-like financials, and a business model that generates predictable cash flows in an unpredictable world.
In 2010, while everyone was fleeing retail real estate like it was radioactive, Agree Realty management team made a prescient decision that would define the company future. They launched their acquisition platform with a laser focus on &#8220;e-commerce resistance,&#8221; a concept largely ignored by the investment community at the time.
Consider that timing. This was just two years after the financial crisis, with Amazon retail dominance becoming increasingly apparent and traditional retailers closing stores left and right. Most investors and REITs were fleeing the sector. But Joey Agree and his team saw something different. They understood that certain types of retail were not going to disappear. The company recognized early that off-price retailers had a sustainable competitive advantage in their treasure-hunt shopping experience and deep vendor relationships.
The insight proved prescient. As management noted in Q2 2017: &#8220;At the same time, in terms of women&#8217;s apparel, you look at T.J. Maxx&#8230;the off-price retailers have thrived.&#8221; By Q4 2017, they were saying: &#8220;the TJX Companies&#8230;is now our #5 tenant. We have a strong bias towards off-price retail and the experience and value proposition that it provides for consumers.&#8221;

Telsey Advisory Group analyst Dana Telsey reiterated the Outperform rating on Burlington, lowering the price forecast from $340 to $300.
In an analyst note, Telsey noted that acquiring prime retail locations remains a key part of Burlington&#8217;s strategy to expand its footprint and draw in high-value customers, especially as consumers increasingly prioritize value.
However, due to macroeconomic uncertainty and rising costs tied to acquiring leases from bankrupt retailers, Telsey lowered the firm&#8217;s price forecast.
She highlighted that Burlington is adjusting its strategy and staying agile in response to current conditions.
While tariffs are creating short-term challenges, management believes it won&#8217;t cause lasting structural shifts in the retail sector.
The company&#8217;s FY25 outlook factors in a 30% tariff on imports from China and 10% on goods from other countries.
To reduce its reliance on China, Burlington is collaborating with vendors and sourcing more products already located in the U.S., Telsey noted.
She added that the company has several levers across the cost of goods sold and SG&amp;A to help offset higher costs and support profitability.
BofA Securities analyst Lorraine Hutchinson maintained the Buy rating on the stock, with a price forecast of $350.
According to Hutchinson, the increased order volatility driven by shifting tariffs could actually improve merchandise availability for the off-price sector.
She noted that Burlington&#8217;s direct sourcing exposure remains modest at 8%, mostly tied to categories like Home and gifting.
The analyst has modeled a flat gross margin for the second quarter. She anticipates 60 basis points of pressure on gross margin in the second half of the year as tariffs begin to flow through.
However, she suggested that mitigation strategies could offset this future pressure once Burlington and its vendors have had sufficient time to adjust their production processes and pricing structures.
The company has also seen strong comp performance at higher price points, with customers responding well to elevated merchandise. Hutchinson stressed that this trend will continue, especially as more price-sensitive consumers shift toward value options in response to broader retail price increases from tariffs.

The company reported first-quarter adjusted earnings per share of $1.60, beating the analyst consensus estimate of $1.41. Quarterly sales of $2.50 billion missed the Street view of $2.52 billion.
"We anticipate that tariffs will put significant pressure on our merchandise margin, but we are confident that, as long as tariffs do not increase from current levels, we can offset this pressure elsewhere in the P&amp;L," said the company's CEO Michael O'Sullivan.
Burlington Stores sees second-quarter adjusted EPS of $1.20-$1.30 versus the $1.34 estimate. The firm expects total sales to increase in the range of 5% to 7%; this assumes comparable store sales will increase in the range of 0% to 2%.
For FY25, the firm expects total sales to increase in the range of 6% to 8% on top of the 11% increase during Fiscal 2024.
Burlington shares fell 0.7% to trade at $226.17 on Friday.

Wall Street hovered slightly higher by midday Thursday, giving up a chunk of strong overnight gains in futures markets that were triggered by a federal court ruling suspending a large portion <a href="https://www.benzinga.com/government/regulations/25/05/45672421/tariffs-blocked-by-court-but-goldman-sachs-says-trump-could-reimpose-them-within-days">of President Donald Trump&#8217;s tariffs.</a>
Nvidia Corp. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/NVDA#NASDAQ">NVDA</a>) led the market after reporting a better-than-feared quarter. The artificial intelligence leader showed resilience in the face of export restrictions. Shares rose 4.3%, ranking as the second-best performer on the S&amp;P 500 and climbing to their highest level in more than three months.

<h3 class="wp-block-heading">Fresh Economic Data Adds To Mixed Tone</h3>
First-quarter U.S. gross domestic product shrank 0.2%, slightly improving from the initial 0.3% estimate. Still, it marked a sharp slowdown compared to the 2.4% growth in the last quarter of 2024, reflecting slower consumer spending and higher imports ahead of the tariffs impact.
More concerning was the labor market. Initial jobless claims for the week ending May 24 jumped to 240,000, exceeding expectations and reaching their highest level in nearly four months. Continuing claims also rose to levels last seen in November 2021, indicating potential softening in employment trends.
The U.S. dollar pulled back, nearly wiping out gains from the prior two sessions as traders reassessed the outlook for interest rates. Meanwhile, Treasury yields dropped, with the 30-year note falling to 4.92% and the 10-year yield easing to 4.42%.
Federal Reserve Chair Jerome Powell met with Trump at the White House, the Fed confirmed.
The meeting focused on recent economic developments, including inflation, employment and growth. Powell reiterated that the Fed&#8217;s policy path would remain dependent on incoming data but refrained from commenting on future rate decisions.
Gold climbed 1.1% to $3,320 per ounce, buoyed by lower yields and dollar weakness. Meanwhile, Bitcoin (CRYPTO: <a class="ticker" href="https://www.benzinga.com/quote/btc/usd">BTC</a>) fell below $107,000, giving up recent gains as risk appetite moderated in crypto markets.

Adjusted EBITDA&nbsp;was $244 million compared with $217 million in the first quarter of fiscal 2024, excluding $6 million of expenses in each period associated with bankruptcy-acquired leases.
Merchandise inventories soared 15% on a year-over-year basis to $1.315 billion. Comparable store inventories decreased 8%.
The company exited the quarter with cash and equivalents worth $371.092 million, and long-term debt of $1.637 billion.
