Hedge fund titan Bill Ackman&#8217;s Pershing Square Holdings, a closed-end fund listed on the London Stock Exchange, is down 14% year-to-date, owing to tariff-related market volatility.
The losses, however, have only been calculated through April 8th, and don&#8217;t include the massive rally on Wednesday.
What Happened: Ackman&#8217;s fund allocates capital across 8 to 12 stocks, which are usually large-cap, liquid, and North American-based. 
The fund&#8217;s holdings during the past couple of months, comprising Nike Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/NKE#NYSE">NKE</a>), Chipotle Mexican Grill Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/CMG#NYSE">CMG</a>), and Hilton Hotels Corp. (NYSE:&nbsp;HLT), among others, none of which have performed well over the past few months, posting year-to-date declines of 19.48%, 14.96%, and 10.80%, respectively.

Even its relatively well-insulated holdings, such as Google-parent Alphabet Inc. (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/GOOG#NASDAQ">GOOG</a>) (NASDAQ:<a class="ticker" href="https://www.benzinga.com/stock/GOOGL#NASDAQ">GOOGL</a>) and Howard Hughes Holdings Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/HHH#NYSE">HHH</a>), haven&#8217;t performed too well, declining 15.51% and 11% year-to-date, respectively.
Holdings gained during this period include Uber Technologies Inc. (NYSE:<a class="ticker" href="https://www.benzinga.com/stock/UBER#NYSE">UBER</a>), Federal National Mortgage Association (OTC:<a class="ticker" href="https://www.benzinga.com/stock/FNMA#OTC">FNMA</a>), and the Federal Home Loan Mortgage Corp. (OTC:<a class="ticker" href="https://www.benzinga.com/stock/FMCC#OTC">FMCC</a>), gaining 15.05%, 75%, and 49.85%, respectively.
Why It Matters: Bill Ackman&#8217;s Pershing Square Holdings has generated a <a href="https://pershingsquareholdings.com/performance/net-asset-value-and-returns/">compounded annual NAV</a> return of 22.2% over the past five years. Ackman is also known for generating one of the industry&#8217;s highest returns of 70.2% in 2020, betting that the market would crash during the COVID-19 pandemic, making $2.2 billion for his investors.
This has positioned him as a trendsetter in the industry, whose portfolio is regularly watched to understand where the market is headed. He is also one of the most outspoken individuals on Wall Street, having made the news several times over the past few days alone.
On Wednesday, Bill Ackman praised Trump for <a href="https://www.benzinga.com/news/global/25/04/44723751/billionaire-investor-bill-ackman-praises-trumps-tariff-pause-thank-you-on-behalf-of-all-americans">pausing the tariffs</a>, before that he <a href="https://benzinga.com/markets/equities/25/04/44661978/bill-ackman-blames-market-collapse-on-tariff-timing-says-trump-advisor-should-be-fired-now-predicts-a-lot-more-than-5-dip">criticized the timing</a> of the tariffs, <a href="https://benzinga.com/government/regulations/25/04/44662730/bill-ackman-slams-commerce-secretary-lutnick-for-ignoring-stock-market-crash-he-and-cantor-are-long-bonds">slammed Commerce Secretary</a> Howard Lutnick, and more, all over the past week. 
Price Action: Pershing Square Holdings stock was up 8.14% on Wednesday, closing at 3,508 GBX, and is down 12.08% year-to-date.

Bill Ackman Feels The Sting: Pershing Square Portfolio Down 14% Year-To-Date Amid Tariff Volatility

 Today, the U.S. Federal Housing Finance Agency (U.S. Federal Housing FHFA) and Fannie Mae issued the following statement:
"In President Trump's housing market, there is no room for fraud, mortgage fraud, or any other deceitful act that can jeopardize the safety and soundness of the housing industry," said William J. Pulte, Chairman of the Board of Directors of Fannie Mae. "Since my swearing-in, we fired over 100 employees from Fannie Mae who we caught engaging in unethical conduct, including facilitating fraud, against our great company. &nbsp;Anyone who commits fraud against Fannie Mae does so against the American people."
"I would like to thank Director Pulte for his empowering of Fannie Mae to root out unethical conduct, including anyone facilitating fraud. We hold our employees to the highest standards, and we will continue to do so," said Priscilla Almodovar, President and Chief Executive Officer of Fannie Mae.

Fannie Mae Fires Over 100 Employees For Unethical Conduct, Including The Facilitation Of Fraud

President Donald Trump's newly appointed director of the Federal Housing Finance Agency Bill Pulte on Thursday fired the CEO of mortgage giant Freddie Mac (OTC:<a class="ticker" href="https://www.benzinga.com/stock/FMCC#OTC">FMCC</a>) and placed two senior FHFA officials on <a href="https://www.benzinga.com/trading-ideas/movers/25/01/43040244/trump-taps-bill-pulte-to-lead-the-federal-housing-finance-agency">administrative leave.&nbsp;</a>
The Details: Pulte fired Freddie Mac CEO Diana Reid and placed FHFA COO Gina Cross and Human Resources Director Monica Matthews on leave, according to <a href="https://www.politico.com/news/2025/03/20/employees-placed-on-leave-at-top-housing-regulator-00240298">a report </a>from Politico.&nbsp;
The moves come after Pulte fired 14 members of Fannie Mae (OTC:<a class="ticker" href="https://www.benzinga.com/stock/FNMA#OTC">FNMA</a>) and Freddie Mac's boards of directors and appointed himself chairman of both companies earlier this week. Antonio White, director of FHFA's Office of Congressional Affairs and Communications, was fired on Monday.
The sources also told Politico that several employees in the FHFA's Office of Consumer Protection, the Office of Statistics and Research and the Office of Equal Opportunity and Fairness were placed on leave and employees in the Office of Minority and Women Inclusion were placed on leave weeks ago, as Pulte guts the agency.
Why It Matters: The shake-up at Fannie Mae and Freddie Mac, which underpin about half of the U.S. residential mortgage market, comes as the Trump administration considers privatizing them. Privatization of the government-controlled entities could benefit private investors but has raised concerns among Democrats and others about potential disruptions to the housing finance market
What Else: Billionaire investor and CEO of Pershing Square hedge fund Bill Ackman recommended the companies<a href="https://www.benzinga.com/general/social-media/24/12/42734220/bill-ackman-sends-fannie-mae-freddie-mac-stocks-soaring-trump-likes-big-deals"> as investments</a> in December and said he sees the potential for Fannie Mae and Freddie Mac to come out of conservatorship under the Trump administration.&nbsp;

FNMA, FMCC Price Action: According to data from <a href="https://pro.benzinga.com/?gspk=YWRhbWVja2VydDUzMzY&amp;gsxid=zBMR4PKmcgBw">Benzinga Pro</a>, Fannie Mae shares ended Thursday's session 3.99% higher at $6.26 and Freddie Mac closed up 1.57% at $5.16. What To Know: The Keefe, Bruyette &amp; Woods analysts, led by Tommy McJoynt, said that though the odds of a privatization attempt have grown lately, they see "considerable risk" to the stocks at their current levels. Shares of Fannie Mae and Freddie Mac are up 333% and 343%, respectively, since the day before the election of President Donald Trump.

The analysts increased the probability of the senior preferred shares being forgiven to 10% from 5%, but said they see a failed attempt at privatization or a successful privatization with dilution of senior preferred shares to common as more likely outcomes.&nbsp;
However, the firm did raise the price target for Fannie Mae from $3 to $4 and raised Freddie Mac from $4 to $4.50 based on the higher probability of forgiveness of the senior preferred shares.&nbsp;

President-elect Donald Trump announced plans Thursday to nominate private equity CEO Bill Pulte as director of the <a href="https://www.benzinga.com/topic/housing">Federal Housing Finance Agency (FHFA)</a>. 
What To Know: If Trump&#8217;s selection is confirmed, Pulte will become the top housing regulator, overseeing mortgage giants Fannie Mae (OTCQB:<a class="ticker" href="https://www.benzinga.com/stock/FNMA#OTCQB">FNMA</a>) and Freddie Mac (OTCQB:<a class="ticker" href="https://www.benzinga.com/stock/FMCC#OTCQB">FMCC</a>), which have been in conservatorship since the 2008 financial crisis.
The FHFA is expected to play an integral role in anticipated efforts to return the mortgage giants to the private sector, according to Reuters. 
Trump reportedly took steps to try to remove Fannie Mae and Freddie Mac from government control during his first term. Removing the mortgage giants from conservatorship is expected to be a priority for Trump in his upcoming administration.

The Federal Housing Finance Agency became the conservator to preserve and conserve the assets and to provide stability to the housing and mortgage markets.&nbsp;

Ackman said that the companies have built $168 billion of capital since 2019 and described this as a "fortress-level of capital for guarantors of fixed-rate, first mortgages to creditworthy, middle class borrowers."&nbsp;
Ackman said he estimates the value of each company at approximately $34 per share, assuming the companies could IPO in the fourth quarter of 2026. He added that he sees the IPOs priced at approximately $31 per share accounting for a 10% discount to their value.&nbsp;&nbsp;
He also pointed to the benefits of ending the conservatorship for the federal government including the removal of approximately $8 trillion in liabilities and the potential to generate more than $300 billion in profits. 
"Trump likes big deals and this would be the biggest deal in history. I am confident he will get it done," Ackman wrote.&nbsp;
FNMA, FMCC Price Action: Fannie Mae shares ended Monday&#8217;s session up 36.14% at $3.39 and Freddie Mac shares closed 33.87% higher at $3.32.

Realtor.com reports 53% of home sellers take one month or less to get their home ready to list. And, if you prep now, May and June are also opportune times.
That&#8217;s according to <a href="https://www.attomdata.com/news/market-trends/home-sales-prices/2023-best-days-of-the-year-to-sell-a-home-analysis/">ATTOM</a>, a real estate data provider. From April to June, seller premiums can be 10% or more above market value. 
And the top 16 best days to sell are actually in May, ATTOM claims.
<h1 class="wp-block-heading">When&#8217;s The Worst Time?</h1>
The three slowest months of the year are October, November and December, according to <a href="https://www.attomdata.com/news/market-trends/home-sales-prices/2023-best-days-of-the-year-to-sell-a-home-analysis/" target="_blank" rel="noreferrer noopener">ATTOM</a>.
And, coming out of the winter months, consumer perceptions of both homebuying and home-selling conditions are improving. Both measures have now risen multiple months in a row, the Federal National Mortgage Association (OTC:<a class="ticker" href="https://www.benzinga.com/stock/FNMA#OTC">FNMA</a>), also known as Fannie Mae, reported in March.
The most recent Fannie Mae Home Purchase Sentiment Index (HPSI) is up 10.6 points year over year.
"The housing market will continue to be characterized by high home prices, high financing costs, and a limited number of homes for sale," Bankrate chief financial analyst Greg McBride <a href="https://www.benzinga.com/opinion/24/03/37938028/exclusive-interest-rates-rode-the-elevator-up-but-analyst-predicts-theyll-take-the-stairs-coming-dow">told Benzinga last month</a>.
